The Construction Process

A huge project like the construction of Wembley stadium involves a variety of separate tasks and stages. Here is a guide to the main elements of this considerable project, alongside an approximate timetable.  

September 2002

The old stadium is demolished and the site is flattened using mechanical shears, nicknamed Goliath. This vehicle, with a reach of 35 metres, is the largest machine of it’s kind in the world. Following the demolition process, as many materials as possible are recycled.

October 2002

Piling begins as soon as sufficient space is cleared. The piles, which form the foundations for the concrete raft upon which the new stadium sits, run 35m deep. This, incidentally, is the height of the old Twin Towers!  The pitch area is excavated with the new pitch level set at 4m below the old one.

Mid 2003

Assembly of the steel Arch that forms the skeleton of the stadium begins on the southern side of the site. The Arch weighs 1, 650 tonnes and serves the crucial function of supporting the 7,000 tonne roof. Work on the south side is restricted until the 133 metre by 315 metre iconic structure is raised.

Late 2003

With much of the substructure in place, work begins on the steel frame that forms the skeleton of the new stadium.

Early 2004

The terracing supports and terracing units start to be erected.

Mid 2004

The arch is rotated into place using a jack and mast system and held in place with temporary cables. The raising of the Arch allows the work to be completed on the southern side of the stadium and the roof structure to be put in place.

Mechanical, electrical and block-work is also substantially progressed.

All this activity leads to the site’s busiest time with approximately 1, 500 people working at the same time.

Meanwhile, the cultivation of Wembley’s famous grass gets underway at an off-site location.

Late 2004

The fit out of the stadium gets substantially underway with materials for changing rooms, toilets and restaurants all arriving on site.

Mid/Late 2005  The construction of the roof is completed. The sliding roof panels are installed to allow the Southern roof to partially retract. The Arch is depropped from the supports and fixed to the roof. Internal fit-out progresses with the changing rooms being completed and players’ tunnel beginning to take shape. The bridge link to Olympic Way is also rebuilt. Late 2005/Early 2006 With the roof completed, the pitch is constructed. Under-pitch heating and drainage systems are installed and the famous Wembley turf is laid. The goal posts and corner flags are also added. Spring 2006 

With construction now completed the Stadium will officially open with The FA Cup Final on 13 May 2006. This will be the first of many glorious events to be staged at Wembley over future years.

On Friday 31st March 2006 Wembley Stadium announced that all events scheduled to be held at the Stadium in 2006 were cancelled. For the Wembley Stadium statement click here

There are various types of mortgages with brief description as below and to help you get your head around all the jargon. Your choice depends on your financial situation and how much risk you are willing to accept.


l Fixed rate mortgages


Fixed rate mortgages are the standard mortgages that ruled the whole market before variable-rate mortgages came along. The interest rate is fixed for a set number of years no mater what happens to the variable rate, the fixed interest rate will stay the same for the set period, for example, between 2-5 years. At the end of the fixed rate period your rate will usually change to the variable rate.


l Variable rate mortgages

 

The mortgage rate can change. The interest can go up or down depending on the basic rate of interest being changed by the bank of England.

 

l Discounted rate mortgage

The lender will offer you a discount or reduction in their variable rate for a set period of time, e.g. 1% discount for 12 months off a Variable rate of 5% would mean a pay rate of 4% for 12 months. It is the only rate that guarantees that you will pay less than the lenders variable rate. Discounted schemes can reduce your payments down at the outset, whilst you are looking for tenants.

l Capped rate mortgage

A capped mortgage is where the lender will promise that the rate of interest will not fall below another rate interest. Your payment are linked to a variable rate which means that payments may go up or down, but the amount the rate can rise to is restricted to an upper limit (known as the 'cap' or 'ceiling') for a set period of time. At the end of the cap period you are usually charged ate the variable rate.

l Cashback mortgage

The lender will offer a cash incentive to new borrower instead of receiving a discount. You will receive a single lump sum or cashback generally based on the value of your loan at the time you take out your mortgage. For example, on a ?100,000 mortgage with a 3% cashback, you will receive ?3,000. Your monthly payments are usually linked to a Variable rate, which may go up and down in line with interest rate changes.

l Flexible mortgage

A flexible mortgage allows you to do overpay to your standard payment. If you select to overpay, you have the option to have these payments back at a later date if required. Interest is calculated on a daily basis so any overpayments you make save you interest from that day. The downside of this type of mortgage is that the rate is not controlled and can rise as well as fall. However, there are some flexible schemes that have their rates fixed.

l Tracker mortgages

The interest rate is directly linked to an independent rate. The advantage of this mortgage is that your rate will reflect the independent rate being tracked. This means when the independent rate falls, you are guaranteed to benefit from the rate reduction in full at preagreed times.

Mortgage types in Canada

Below are the most common types of mortgages in Canada today.

1. Variable Rate Mortgage

A mortgage with an interest rate that changes with the market each month. The means are that the portion of your payment that goes towards interest may go up or down each month. But your total monthly payment will probably stay the same.

2. Convertible Mortgage

A mortgage that you can change from short-term to long-term, depending on your financial needs.

3. Closed Mortgage

A mortgage has a fixed interest rate and a set, unchangeable term. You can?t pay off a closed mortgage before the agreed end date without paying a penalty.

4. Open Mortgage

A mortgage that you can pay off, renew or refinance at any time. The interest rate for an open mortgage is usually higher than a closed rate.

Mortgage types in Spain

The vast majority of mortgages sold in Spain (to both Spaniards and Foreigners) are variable rate mortgages. This means that mortgage repayments vary according to the base rate set by the European central bank (this has been set at 2.00% since June 2003). In case of the variable rate Spanish mortgages cannot be certain what their mortgage payments will be in the future. If the interest rate falls they will pay less, but if it rises they will pay more.

In case of the
fixed rate Spanish mortgage there is higher interest payments in the short term but if interest rates rise a fixed-rate Spanish mortgage holder might end up paying less than would be the case with a variable-rate Spanish mortgage.
Some Spanish mortgage lenders also offer a mixed mortgage that involves a certain period (for instance 5 years) of fixed interest payments, and a floating rate thereafter.

Mortgage types in American

  • Conventional Fixed Rate is the most common loan today and has a set interest rate for the entire life of the loan. It is easy to budget for this type of loan because the loan payment will always be the same. A fixed rate is an excellent choice if you plan to live in your home for a long time. If you move frequently or this is a starter home some other options may be better.

     

  • Conventional Variable Rate loans begin with lower rates than fixed rate loans. We will let you know how much the rate can be adjusted over the life of the loan so you know from the beginning the maximum amount you would have to pay. If you will be moving in a few years or if you think interest rates will be going down you might want to consider this option.

     

  • Conventional Balloon is a product that falls between a fixed and a variable rate loan. Typically rates would be slightly lower than a loan with a fixed rate for the whole term. This program is also attractive if you move frequently or are purchasing a starter home but you also want the stability of a fixed rate.

Mortgage types in Aisa

The most common types of mortgages in Asian countries are adjustable rate mortgages (ARMs) and fixed rate mortgages (FRMs). The typical origination requirements for mortgages show that the maximum loan to value ratio (LVR) ranges from 70% to 80%. Vietnam has a lower LVR of 50% while the LVR can be extended to 85% in India.
